Residential Property Price Register.
Price register good news for consumers.
A significant flaw in the house buying process has been resolved with the recent launch of Ireland's first ever property price register. By accessing the register, on Propertypriceregister.ie , Those considering purchasing will be able to see the prices paid for property sold since January 1st, 2010. The site contains the price paid for individual properties and covers both cash sales and mortgage assisted transactions.

The following article was written by Mr Donal Buckley, Deputy Property Editor of the Irish Independent, and featured in a recent edition of that publication. We believe this to be a particularly useful article for Irish borrowers.

Up To 8 Of Every 10 Mortgage Applications Are Refused.
I have decided to post this article on our website because I believe it accurately reflects today's Irish Mortgage market. While we are still successful in obtaining mortgage approval for a significant number of our clients, we believe that the banks have set their credit criteria at prohibitive levels, and in doing so, are stifling demand even further. I believe the situation that pertains in Ireland differs from other markets, for example the UK market, where the government has set lending targets for the main banks as a price for bailout funds.
This is an underestimated benefit Brokers bring to consumers. With 1,200 Financial Brokers in Ireland, the eight retail life companies are much more competitive with regard to price, product design, investment performance and service than would be the case if they dealt with tied channels only. So before an individual Financial Broker sets to work for the consumer, the existence of such brokers means you will get a better deal from life companies and other financial providers. Today, the European Court of Justice (ECJ) has given its judgement in the Test-Achats case on the use of gender of an insured person as a risk factor in insurance contracts. The court decided to follow the opinion of its Advocate General, Juliane Kokott, and say that the derogation of the prohibition to take into account gender for calculating premiums is not compatible with the (higher ranking) fundamental right prohibiting discrimination on grounds of sex. The final report from the Mortgage Arrears and Personal Debt Group are out and you can access the full reprt here: http://www.finance.gov.ie/documents/publications/reports/2010/mortgagearrrepfin.pdf Among the key findings/reccomendations: The mortgage market in Ireland received a welcome boost recently, with the announcement that KBC Homeloans have revised their maximum loan to value ratio for first time buyers and trader-uppers to 90%. Prior to this their maximum loan to value was 80% and although the change is limited to lending in urban areas only, it is still a very welcome development. I attach details of the permanent TSB/ ESRI House Price Index. The significant reduction in the rate of decline of property prices is encouraging and perhaps the first tangible sign of some price stabilisation. The results from Quarter 3 will be eagerly awaited, in order to ascertain whether or not a trend is emerging. Frank Lenny, August 2010.
